Responding to sensitivities in the Northumberland coastal village of Beadnell regarding an affordable residential development we worked closely with the local landowner and Four Housing Group to promote the development of Cardinal Point, a two acre site which would provide 38 homes for rent, shared ownership and sale.
Critical in obtaining planning approval was winning the support of local residents who were concerned to ensure that local people had an opportunity to gain access to the homes being built. The partnership successfully applied for HCA funding so that we could include eight rented and five shared ownership homes in the tenure to be built with strict local occupancy conditions.
In addition to this we worked with the leading architect, idpartnership, to develop house designs which will are keeping with those found on the Northumberland coast. The previous new build development in the village was seen by residents to be very urban in character so our design included a range of porches, dormer windows, doors and renders, together with stone features to reflect the vernacular of a Northumberland fishing village. This allows all units to retain individuality whilst at the same time maintaining a design code and thus controlling costs.
