

Yuill were selected as preferred developer for this site which involved the demolition and replacement of 36 prefabricated post-war Tarran bungalows in Marske by the Sea, which were owned by Coast and Country Housing.
Most of the bungalows were occupied at the time that work commenced and the residents were concerned as to how their community would be affected by the redevelopment proposals. Yuill, working with Coast and Country, were able to ensure that all residents remained on site during the redevelopment process and by visits to other Yuill schemes were able to allay their fears as to what they could expect from their new homes.
The 25 Coast and Country bungalows were designed to meet Ecohomes Excellent standard by the use of ground source heat pumps and other initiatives. Other green touches included the use of water butts to help recycle rainwater, garden sheds for cycle storage, recycling bins and rotary dryers to discourage the use of tumble dryers. As a result in 2008 the development won the Design and Guidance Award from Redcar and Cleveland Council due to its reduced energy costs and carbon omissions.
30 two and three bedroom homes were developed by Yuill Homes for sale and the land value which has resulted from this development allowed Coast and Country to cross-subsidise their replacement bungalows.
A community art project was under taken with the residents and local school children to record the history of the site in a metal mural along the frontage of the bungalow site.
The scheme injected £5.5m of development funding into the local economy and was an example of collaborative working which led to Coast and Country being awarded the Community Award in the 2009 Housebuilding Innovation Awards.
