High View, Blaydon, Gateshead

Yuill were selected by Gateshead Metropolitan Borough Council along with Keepmoat Homes and NomadE5 as preferred developers for a 30 acre site known locally as Bleach Green in Gateshead in May 2006.

Before construction began there were a number of land development issues to tackle. The steeply sloping site previously housed 490 council houses which had suffered from structural defects and needed to be demolished and removed. Subsequently Yuill and Keepmoat carried out mining stabilisation and dealt with contaminated land from the previous homes.

High View was renamed to reflect the panoramic views of Tyneside also included many innovative features such as Homezones where pedestrians and the provision of play close to the home are given preference over the car. The scheme of 503 new dwellings is still being developed with phases one and two having been completed. The phasing of the development was designed to respect Housing Corporation funding deadlines and to allow NomadE5 to meet their commitments with the Housing Corporation.

The £75m development offers one, two and three bedroom apartments, terraced, semi and detached houses and bungalows. 56 of these dwellings were developed to HCA standards for NomadE5 and these were offered on an affordable rent and shared ownership basis.

Gateshead Council Cabinet Member for Economy Transport and Housing, Councillor David Bowlands, said in 2006: “we demanded a high quality development which would provide a mix of housing including affordable homes that fits the demand and location”. Our type brief also included providing community facilities such as green spaces and play areas. I am confident that people living in the area will really benefit from the development”.
